Throughout 2025, the Stanwood and Camano Island real estate markets demonstrated resilience and balance, marked by steady buyer demand, seasonal price shifts, and homes consistently selling close to list price.
Stanwood began the year with a median price of $665,000 in Q1, rose to $700,000 in Q2, softened to $650,000 in Q3, and finished the year at $679,998 in Q4. While the market experienced typical mid-year fluctuations, year-end pricing reflected stability and continued buyer confidence. Homes sold near list price throughout the year, and market times remained reasonable across all property types.
Camano Island saw stronger overall appreciation in 2025. Median prices increased from $635,000 in Q1 to $708,000 in Q2, peaked at $800,000 in Q3, and closed the year at $690,750 in Q4. Although activity slowed seasonally toward year-end, demand for island living remained strong, particularly for well-priced homes, even as average market times lengthened slightly.
Across both communities, 2025 reflected a balanced market, supportive of sellers while still providing opportunities for prepared buyers. As we move into 2026, pricing stability, realistic expectations, and strategic positioning will continue to define success for both buyers and sellers.
