2019 Year in Review Market Insider: Stanwood & Camano Island, WA

Stanwood’s median sales prices started slightly lower in 2019 than 2018, yet had a unusual peak in October far above 2018’s prices. Year ended 1.7% less year over year, with a median price in December of $439,995.

  • Started at $392,500 in January
  • Peaked in March at $472,000
  • Adjusted down over the summer
  • Peaked again at $493,000 in October
  • Year ended in December with a median price of $439,995, up 12% from January
  • December’s values decreased 1.7% from 2018’s year end

  • Started at $395,000
  • Peaked in April at $454,000
  • Peaked again in June at $461,250
  • Prices ended in December at $447,450

2019- Stanwood, WA’s Sales Volume

  • Totaled 449 sales in Stanwood in 2019
  • High of 54 sales in August
  • Hovered around 50 until October

  • Totaled 433 sales in Stanwood in 2018
  • High of 60 sales in July
  • Hovered around 50 June through August

Camano’s 2019 market  started lower, peaked higher than 2018, and ended significantly higher than the previous year, resulting in just under 27% increase.

  • January median sale price started at $374,990
  • Peaked in July at $474,950
  • Peaked again in November at $507,500
  • Ended in December at $450,000
  • Up 27% from December 2018

  • January median sale price started at $390,000
  • Peaked in March at 449,750
  • Adjusted down, then peaked again in August at $463,950
  • Ended in December at $355,000

2019- Camano Island WA’s, Sales Volume

  • There were less sales on Camano in 2019 than 2018
  • Sales hovered around 50 from March through July
  • Sales totaled 411 in 2019

  • Sales reached 74 sales in June
  • Sales totaled 443 in 2018

With less sales in 2019, Camano Island’s values increased significantly. As we all expect prices to be at their hightest in the Summer, statistics show there are multiple times over the year with high prices, usually resulting in higher or lower amount of homes on the market, or supply and demand.
