The second quarter of 2020 is officially over! The Stanwood and Camano Island real estate market is still appreciating, and is still very much a Seller’s Market.
In comparison to last year and last quarter:
Q1 vs Q2 2020
Stanwood:
In Q1, there were 105 sales with a median price of $475,000.
Q2 had 125 sales with a median price of $491,050.
Sales are up, and prices are up about 3% from last quarter.
Camano Island:
In Q1, there were 77 sales with a median price of $449,950.
Q2 had 93 sales with a median price of $509,300.
Prices are up about 12% from last quarter.
2019 Q2 vs 2020 Q2:
Stanwood:
In 2019, there were 125 sales, which is equal to 2020’s sales in Q2.
Median prices were $450,000 in 2019 Q2, and are now at $491,050.
Median prices are up 8% in Stanwood since last year’s first quarter.
Camano Island:
Sales were 134 last year in Q2, and only reached 93 this quarter.
Median prices were $419,000 in 2019 for Q2, and are now at $509,300 for Q2 2020.
Prices have risen 18% since this time last year on Camano Island.
