In the 3rd quarter of 2021, there were a total of 174 residential sales in Stanwood, WA (up from 113 in Q2) and 144 total sales in Camano Island, WA (up from 122 in Q2).
Stanwood, WA home sales ranged from $310,000 (up from $214,0000 in Q1, and $280,000 in Q2) to $3,300,000 (up from $1,213,000 in Q1, and $1,650,000 in Q2 ) with a median price point of $575,000 (up from $525,685 in Q1, yet down from $599,000 in Q2). Since Q1, median home prices have increased in Stanwood, WA by 8%.
Camano Island, WA home sales ranged from $240,000 (up from $220,000 in Q1, and $180,000 in Q2) to $2,630,000 (up from $1,400,000 in Q1 and $2,510,000 in Q2) with a median price of $625,000 (up from $527,000 in Q1, and down from $639,950 in Q1). Since Q1, median home prices on Camano Island have increased by 16%.
While usually the demand dwindles over the fall and winter season, we have never seen a market like this before. Last winter the market was very active with 173 sales in Stanwood 2020 Q4, and 129 sales on Camano Island. What kind of activity do you think this winter season will bring?
