2022 Q3 Market Insider: Stanwood & Camano Island, WA

In the 3rd quarter of 2022, there were a total of 104 residential sales in Stanwood, WA (down from 113 in Q2, up from 89 in Q1) and 104 total sales in Camano Island, WA (down from 122 in Q2, up from 68 in Q1).

Stanwood, WA home sales ranged from $349,950 (up from $510,000 in Q2, and down from $361,000 in Q1 2022, to $1,559,000 (up from $1,013,500 in Q2, up from $1,425,000 in Q1 2022) with a median price point of $680,000 (up from $650,000 in Q2, up from $610,000 in Q1 2022).

Camano Island, WA home sales ranged from $300,000 (down from $370,000 in Q2, down from $345,000 in Q1 2022) to $3,248,000 (up from $1,900,000 in Q2, up from $1,870,000) with a median price of $608,000 (down from $661,000 in Q2, down from $705,000 in Q1 2022).

While Stanwood’s median prices were 4.6% higher this quarter than last, Camano Island prices decreased 8.7% this quarter.
