2022 Q4 Market Insider: Stanwood & Camano Island, WA

Year-over-year, since Q4, 2021, median prices on Camano Island have gone up from $620,000 to $686,000, while beginning price points have also gone up from $235,000 to $285,000.

Stanwood’s beginning price point came down to $250,000 from $287,000 year-over-year, since Q4 2021, and the median price point also came down from $614,975 to $599,000.

Stanwood’s had 150 sales in Q4 2021, with only 56 in Q4 2022! Camano Island also experienced a huge reduction in sales year-over-year with 109 in Q4 2021 and only 62 in Q4 2022!

In Q3 of 2022, Stanwood and Camano Island both had 104 sales, Stanwood’s median price at $680,000, and Camano Island’s Median price at $608,000. Beginning price point for Stanwood that quarter was $349,950 while Camano Island’s beginning price was $300,000.

Compared to last quarter, both Stanwood and Camano have seen significantly less sales, lower beginning price points and lower median prices. This reduction of price and sales is common for the winter season in a normal market.
