Good news. bad news… Good news is I now have the 2022 Year-In-Review available to you! Bad news is it is a bit late. Some of you may know, I recently had a baby, so I can blame this one on pregnancy brain. 😉
Even better news is the market was not great at the beginning of January, so in hindsight, I have saved you all from dreary news. Doing the 2022 Year-In-Review this time was encouraging as I am able to show you how the market has done since then… a little extra statistic is always exciting! I do not usually share the charts below, as you can watch them real time at Local Market Statistics – Stanwood & Camano Living (kenzierealty.com), so I hope you appreciate this is a unique Year-in-Review post!

As you may recall from previous posts, I mentioned the fourth quarter is the best time to buy a home. Washington’s cold winters bring less buyers, less competition, yet less homes to choose from. Assuming you are okay with less inventory, this is a great time to find a great deal! Most sellers are motivated over the holiday season, so finding the motivated sellers is a bit of a research project, but very possible!
As you can see, the winter months had a significant downward trend on Camano Island, WA and in Stanwood, WA. Prices were at their lowest in Stanwood, WA in January and December on Camano Island, WA. Many sellers reduced their prices to find a buyer during the slow season and interest rate adjustments. Heightened interest rates resulted in buyers having to adjust their price ranges/expectations and sellers trying to accommodate prices for the rate changes.
With Spring here, we have already seen an uptick in the market, new listings to choose from, higher price points and more buyers. Statistically speaking, this should continue through the Summer to a heightened level for all of these until September, however every year varies slightly.
