2023 Q2 Market Insider: Stanwood & Camano Island, WA

Summer has begun, and we are seeing more sales, which is common for our seasonal market in Washington. Between school being out, the sun shining and increased homes on the market, buyer’s mindsets have changed and homes sales have increased!

Stanwood’s residential sales increased from 43 in Q1 to 81 in Q2, while Camano Island’s residential sales increased from 71 in Q1 to 78 in Q2.

In Q2, Stanwood, Wa home sales ranged from $295,000 to $1,895,000 with a median price of $659,950, up from $543,500 in Q1. Camano Island, WA sales ranged from $245,000 to $1,995,000 with a median of $663,000, up from $575,000 in Q1.

While we are seeing the expected seasonal increase, the number of homes selling have drastically decreased since Q2 2022. Stanwood, WA residential sales are down to 81 in Q2 2023 from 137 in Q2 2022, and Camano Island, WA are down to 78 in Q2 2023 from 109 in Q2 2022.

Stanwood, WA prices have increased slightly year over year from $650,000 in Q2 2022 to $659,950 this Q2 2023. Camano Island, Wa home prices dipped from $705,000 in Q2 2022 to $663,000 this Q2 2023.
